about the development
What is Keybridge? The story behind the development
Keybridge takes its name from what stood on this site before. Keybridge House was a 15-storey Post Office telecommunications tower built in 1975 — a monolithic, functional building that dominated South Lambeth Road, Vauxhall for four decades. When BT sold the 1.19-hectare site in 2014, Allies and Morrison were appointed to design its replacement.
Where the original building was closed off and inward-looking, the new Keybridge opens itself to the street, the neighbourhood, and the public space at its centre.
The site that once had a single occupant now has 595 homes, a public square, workspaces — and two buildings that were already there: a Victorian church and a Victorian pub, both kept and connected to the new development rather than cleared away.
Keybridge architecture — designed by Allies and Morrison
Allies and Morrison are one of the UK's most respected architectural practices, creating buildings that respond to where they are rather than ignoring their surroundings. At Keybridge in Vauxhall, that meant taking cues from the Victorian conservation area to the south, the red-brick shop terraces of South Lambeth Road, and the established residential streets around Vauxhall Park.
The result is six buildings — two contemporary mansion blocks facing South Lambeth Road, a terrace of stacked maisonettes on Wyvil Road, and three towers of varying height — all unified by a colour palette of warm red brick with white terracotta detailing at the upper levels.
Each building uses a variation of brick tone and texture, giving Keybridge a coherent identity without uniformity. The tallest, Keybridge Lofts, reaches 37 storeys and was the tallest residential brick building in the United Kingdom at the time of completion.
Keybridge and the local community — what was kept and what was added
Not everything on the site was cleared. The Victorian-era St Anne and All Saints Church was retained and integrated into the new Keybridge development, as was the Vauxhall Griffin pub — both now sit within the scheme, connected to the new public realm rather than displaced by it. This decision to work around existing community buildings is a meaningful one: Keybridge was conceived as an extension of Vauxhall, not a replacement for it.
The development also incorporated a new extension to Wyvil Primary School, housed at the base of one of the Keybridge towers behind a distinctive arched façade. Alongside the school and the retained buildings, Keybridge contributed approximately one acre of new public open space at Exchange Gardens — a space that is open to the whole neighbourhood, not just residents.
Exchange Gardens — public space at the heart of Keybridge, Vauxhall
Where the original Keybridge House had a blank concrete podium and car park, the new development has Exchange Gardens — approximately one acre of landscaped public space at the centre of the scheme. The gardens feature an integrated water feature and a bespoke sculpture by British artist Tom Price, commissioned specifically for Keybridge.
Shops, cafés, and workspace line the ground floor of the surrounding buildings. The space is open to residents, workers, and the local community. Vauxhall Park — one of south London's most popular green spaces, with lavender gardens, open lawns, and a café — is directly across South Lambeth Road. The Thames riverside path is a seven-minute walk from Keybridge.
Nine Elms and Vauxhall — why location matters at Keybridge
Keybridge sits within the Vauxhall Nine Elms Battersea Opportunity Area — a 195-hectare stretch of south Thames riverfront that has received more than £1 billion of public infrastructure investment. The transformation of Nine Elms and Vauxhall since Keybridge was built has been significant and is now largely complete.
The Northern line extension opened Nine Elms and Battersea Power Station stations, giving Vauxhall a second Underground line for the first time. The US Embassy relocated from Mayfair to Nine Elms Lane, anchoring a new diplomatic quarter. Apple established its UK headquarters at Battersea Power Station, which reopened as a major retail, dining, and cultural destination. The Dutch Embassy followed. Cycle infrastructure, public realm investment, and the riverside walk have all been upgraded.
What distinguishes Keybridge from many Nine Elms developments is its position south of the railway viaducts — in an established neighbourhood with existing streets, green space, and community fabric, rather than on former industrial land. Keybridge sits between the new skyline of Nine Elms to the north and the Victorian streets of Vauxhall to the south. It is not a promise of what the area might become. The neighbourhood is already there.
